Big Sky Vacation Rental FAQs

When planning a Big Sky vacation there are many things to consider and lots of important pieces of information to gather. Let us help you by answering some of our most frequently asked Big Sky vacation rental questions! If you don’t see the answers to your specific questions, please reach out to our local Big Sky office so we can get you the answers & solutions you need.

  • What are check-in/check-out times?

    Check-In time is 4 PM or later, unless previously authorized by someone from the Wilson Peak Properties team. We ask that you respect our crews by not checking into the rental until 4:00 PM without prior approval. You may call, text, or email up to 48-hours in advance to request an early arrival, we will accommodate if the home’s rental calendar permits.

    Check-Out time is 10 AM or earlier. We ask that you respect our crews by departing the home at 10 AM and no later, unless a late check-out was previously authorized by the Wilson Peak Properties team. You may request a late check-out 72-hours before departure, please do not call the morning of departure requesting a late check-out. We will accommodate if the home’s rental calendar permits.

  • Is there a minimum stay requirement?

    Generally, our properties have a three-night minimum, but we do set longer stay limits for some of our most popular homes at peak season.

  • How do I make a reservation?

    It is a joy for us to share this beautiful landscape with our guests. We are happy to help secure a reservation at any of our homes over the phone or you can book 24/7-365 on our website, www.wilsonpeakproperties.com.

  • What form of payments do you take?

    We accept Visa, Master Card, and Discover.

  • How much is due at the time of making the reservation?

    At the time of booking you will pay 50% of the reservation total. If you are booking within 30-days of arrival, the full amount of the reservation is due at the time of booking.

  • When should we start planning our trip to Big Sky?

    Peak booking dates in Big Sky are December-Beginning of April and June-September; to ensure you find the best home base for your adventure, we encourage you to book at least 8-months in advance.

  • What is the best time of year to visit Big Sky?

    This fully depends on what you are coming to the area for. In Winter, Big Sky Resort aka The American Alps draws winter lovers to town for an epic ski/snowboard experience. In Summer, Big Sky is the perfect home base for your Yellowstone National Park adventure. Of course, we are partial to all the seasons in Big Sky. For a nice and quiet retreat we highly recommend coming during the Spring or Fall “shoulder” season. This is the time of the year where we see minimal tourism activity in our mountain town.

  • What is the minimum age requirement to make a reservation?

    You must be 21 years old to reserve a rental property. A copy of your driver's license is required with the rental agreement. Booking a rental under false pretenses constitutes fraud and no refund will be issued if a reservation is made.

  • What fees are added to the cost of the rental rate?

    Good news! If you are booking direct, you’ll always receive our best price and fewest fees. The fees you see outside of the rental rate include; the cleaning fee (varies depending on the size of home), hot tub cleaning (if the home you are renting has a private hot tub), state and local lodging tax, a non-refundable damage waiver (covering you and yours up to $1500.00 in accidental damage, and a 5% credit card processing fee.

  • How do I make my final payment?

    If you have booked directly through our website, you will receive an email from us 17-days before the balance due date. If you do not need to change the payment method, we will automatically run your card for the remaining balance on the due date. If you booked through a 3rd party platform, that booking platform will send you reminder emails to make your final payment. Please ensure you follow their prompts to make your final payment as they will not automatically run your card.

  • How do we get the keys/codes for our rental?

    Within your email confirmation there will be a rental agreement for you to electronically fill out and sign. Once we have received your rental agreement, you will be emailed your driving directions and entry codes 14-days before your arrival date. If you do not sign the rental agreement, the driving directions and entry information will not be sent out. We will touch base with you about a week before arrival to see if we can assist with any questions before your arrival.

  • What is your cancellation policy?

    You may cancel your reservation for a full refund 14+ days from your scheduled arrival date. If you booked directly through our website, you will be issued a full refund less the 5% credit card processing fee.

  • Can we bring our pet?

    No. We maintain pet-free homes due to local restrictions in Big Sky.

  • What if I break something during our stay?

    Accidents do happen. With your reservation you have paid for a damage waiver, this covers you up to $1500.00 in accidental damage. Please let us know if any incidences occur during your stay so we can promptly address any damages. This damage waiver covers you for accidental damage only.

  • Are linens provided?

    Yes, all linens (bed/bath/kitchen) are provided for your convenience.

  • Can we bring our firearms and set up a spot for target practice?

    You have the right to bring your firearm. However, discharging of firearms is prohibited at ALL of our rentals.

  • What supplies are provided?

    We stock toilet paper, paper towels, garbage bags, sponges, dish soap, hand soap, kitchen cleaner spray, salt, pepper, coffee filters, and 1oz set of shampoo, conditioner, body wash, and body lotion. Please note, we set the home up with enough supplies for most stay lengths; if you are staying for an extended period of time, you will want to replenish your supplies as you need them.

  • What happens if a property is for sale and a real estate agent wants to show it?

    Occasionally, a rental property may go on the market for sale. In such cases, we reserve the right to show the property to qualified buyers. We will make every effort to schedule the showing at a convenient time and to avoid interrupting your vacation. Your cooperation is appreciated.
